1. General Conditions:
1.1 The guest must ensure that they read the Conditions of Stay before confirming a reservation and paying the deposit. Confirming a reservation by paying the deposit for a property will be deemed acceptance by the guest that they have read and understood these Conditions of Stay.
1.2 The guest is the person who confirms the reservation. If the guest confirms a reservation on behalf of another person, the guest will be responsible for the adherence to these Conditions of Stay and shall be fully liable to the property owners to the full extent of any breach of these Conditions of Stay.
1.3 Any reference to the guest throughout these Conditions of Stay means the guest who originally confirmed the reservation, and includes any invitees brought onto the property by the guest.
1.4 Suncoast Getaways reserves the right to change all or part of these Conditions of Stay displayed on our website at any time and it is the guests responsibility to keep updated of any changes.
1.5 Any breach of these Conditions of Stay by guests or their invitees may result in all occupants being evicted from the property, guests losing their security bond, and/or a deduction being made to the guests credit card and a forfeit of any money paid by the guest.
1.6 Suncoast Getaway reserves the right to enter the property at any time during the guest's stay for any reason. Guests will be contacted prior to entry, except in cases of emergency.
1.7 The guest must comply with all reasonable directions provided by Suncoast Getaways.
2. Bookings Conditions:
2.1 Linen is provided for number of booked guests only. This includes a sheet set, doona, blanket, two pillows, face washer, bathing towel and a pool towel. Hand towels and Bath mats are also provided in the bathrooms. Further linen may be hired for an additional fee.
2.2 A security bond of $650 shall apply. Any damage to the property or contents of the property by guests or their invitees will be repaired or replaced by Suncoast Getaways at the cost of the guest and shall be deducted from the security bond, and/or credit card.
2.3 Suncoast Getaways will not deduct the security bond from the guest credit card at the time of reservation, however, the guest irrevocably authorises Suncoast Getaways to deduct money from the security bond in the event of any damage to the property or item within the property, of any loss, expense, or breach of these Conditions of Stay. This may include breakage, damage, excess cleaning, additional guests, additional linen and security call outs.
2.4 A property inspection will be conducted within 4 business days of the guest departure. Suncoast Getaways will contact the guest via phone and/or the email address provided at the time of reservation if a bond claim is to be made. Should the damage be over $650, Suncoast Getaways reserves the right to lodge a police report.
3. House Rules:
The Guest must:
3.1 Not permit or cause to be permitted a pet at the property.
3.2. Not engage in any loud parties. The guest is expected to be considerate of neighbours and maintain noise to a reasonable level between the hours of 10pm and 8am. If Suncoast Getaways is contacted in respect of an excessive noise complaint, the guest will receive one warning, after which the guest may be evicted, at the discretion of Suncoast Getaways, for failure to comply with reasonable noise levels.
3.3. Not smoke inside or outside the property. If it is found that smoking has occurred on the property, all costs associated with cleaning the property shall be fully reimbursed by the guest, including removal of trace cigarette smoke and dry cleaning of soft furniture and furnishings.
3.4 Not use the towels to remove makeup. Tissues are provided for guest use.
3.5. Leave the property in a similar tidy condition to when the guest arrived. All dishes must be washed and packed away, including items in the dishwasher. All furniture and furnishings must be left in the position they were in upon arrival. The cleaning fee covers general cleaning of the property after the guest leaves and the laundering of the initial linen supplied. Failure to leave the property in a satisfactory manner will result in the guest incurring extra fees. The guest irrevocably authorises Suncoast Getaways to deduct the additional costs and expenses incurred for additional cleaning from the guests security bond and/or credit card.
3.6. Not permit additional people to stay overnight without the knowledge or consent of Suncoast Getaways. If there are more people than declared at the property upon check in, or any time during the guests stay, beyond reasonable visitation at the discretion of Suncoast Getaways, then Suncoast Getaways reserves the right to terminate the reservation and evict the guest. Any money paid by the guest will be fortified. Suncoast Getaways will contact the guest prior to this action.
3.7. Dispose of general waste and recycling materials in the correct bins and place them for curb collection in accordance with directions in the guest manual. The guest shall remove excess waste from the property to avoid removal fees.
3.8 Not use glass or glass products in the pool area. The guest must ensure that children are supervised at all times in the pool. Children must not use the swimming pool when an adult is not present. The guest must not run around pool area. The guest must not tamper with the pool cleaning/filtering equipment. The pool will be cleaned prior to the guest arrival and nets are available for the guests use to clean the pool during their stay.
3.8 Comply with all laws, regulations, and reasonable directions by police or any regulatory authority. The guest must not use the property for any unlawful purpose and must refrain from engaging in any illegal, drunken or offensive behaviour.
3.9. Maintain security of the property at all times. This includes ensuring the doors, windows and gates are closed to the property at all times.
3.10. Notify Suncoast Getaways of any issue as soon as possible. If maintenance is reported by the guest, the guest may be asked to participate in basic trouble shooting prior to a tradesperson attending the property.
4. Other Fees:
4.1 Additional linen can be supplied for a fee. Laundry facilities are provided to enable guests to wash their linen during their stay. A cleaning service and linen refresh can be arranged for the guest at their expense. Guests should enquire and hire additional linen prior to their arrival if required. Any request after arrival may incur a call out fee.
4.2. Cots may be available for hire at a rate of $30 per cot per night, including sheets if required.
4.3 Any declined credit cards will incur a $25 re-processing fee.
4.4 Any lost or damaged remotes will incur a replacement fee of $150 per remote for replacement and coding.
4.5 Credit cards will incur a surcharge of 2%
4.6 Any additional people who are approved to stay in the property overnight will incur an additional fee to cover linen and beds. This will be calculated on a per request basis.
4.7 Excess cleaning of the property for it being left in an unsatisfactory manner will be charged at a rate of $40 per cleaner per hour.
4.8 Any damage to linen will be charge to guests at a replacement rate. This includes $25 per towel and $75 per sheet set.
4.9 Incorrect disposal of rubbish or excessive rubbish beyond normal bin capacity left at the property will incur a cost of $35 per bin for waste removal. If the waste left at the property is beyond the capacity of the bins provided, costs will be incurred on a per square metre rate.
4.10 If pool equipment has been damaged during the guest stay, additional charges will apply.
5. Reservation:
5.1 A deposit is payable upon confirmation of reservation. This amount is equal to 50% of the accommodation rate, plus 100% of the additional fees (including cleaning). This shall be deducted from the guest credit card upon confirmation of reservation. The reservation amount deducted shall be in Australian dollars.
5.2 The balance of the reservation must be paid 14 days prior to arrival and will be automatically deducted from the guest credit card provided. It is the guests responsibility to ensure that clear funds are available on this day.
5.3 Reservations made within 30 days of arrival will be charged the full amount at the time the reservation is made.
5.4 Providing the balance of the reservation has been paid, Suncoast Getaways will provide the key codes to access the property on the morning of the guests arrival. If the guest has not paid the balance of the reservation in accordance with clause 5.2, or as agreed, then Suncoast Getaways reserves the right to refuse the guest check in. In this instance, access keycodes will not be issued and the reservation will be forfeited
5.5 The guest may check in any time after 2pm on the date of arrival. Self check in is provided via key code access to the property. Check out is strictly by 10am on the date of departure to ensure our cleaning company is able to return the property to pristine condition before the next reservation.
5.6 Late check out is generally not permitted, but may be considered in certain circumstances, which must be approved in writing. Failure of the guest to check out by 10am on the date of departure will result in a late check out fee of one nights reservation. This charge will be the greater of $500 or the average cost of a nights accommodation in the guests original reservation. The guest irrevocably authorises Suncoast Getaways to deduct the late check out fee from the security bond and/or the guests credit card.
5.7. The property must only be occupied solely for residential purposes. No functions or events are permitted unless prior approval has been provided to the guest. Should the property be used for a purpose other than residential, then Suncoast Getaways may evict the guest and deduct money from the security bond to cover the reasonable costs and expenses associated with returning the property to the condition it was prior to the guest's arrival.
6. Cancellation Terms:
6.1 The deposit paid by the guest is non-refundable, because the reservation dates are specifically set aside for the guest. If the guest cancels more than 90 days prior to arrival, no further costs will apply.
6.2 The guest will forfeit the total cost of the reservation if the guest cancels the reservation for whatever reason within 90 days of arrival. The balance of the reservation will be deducted from the guests credit card upon cancellation.
6.3 Requests for alteration of the reservation (including dates) may be considered on a case by case basis. Suncoast Getaways may apply an administration fee of $150 for any changes to the reservation in addition to any further charge associated with the increased price of a new reservation. The rate of the new reservation must be equal to or greater than the original reservation. There shall be no reduction to the total cost of the original reservation by virtue of a change of dates and/or subsequent specials.
6.4 The guest should consider appropriate travel insurance to cover the cost of reservation cancelations due to unforeseen circumstances, or damage, loss, expense, injury during the guests stay at the property.
6.5 Suncoast Getaways will make every effort to ensure that the property is available as booked, however, reserves the right to make alterations to the reservation in the event of unforeseen circumstances. If the property becomes unavailable before or during your stay, through fault of the property owner or an act of god, Suncoast Getaways will refund all money paid by the guest for that part of the reservation which has not been fulfilled.
7. Further Conditions:
7.1 The guest shall be responsible for their actions and omissions at the property, and for the act and ommission of their invitees. Suncoast Getaways does not accept any responsibility for any act, omission, default or neglect of themselves or their agents for damage, injury or loss to the guest or their guests personal property, including theft at the property. The guest agrees that Suncoast Getaways will not be liable for wilful or negligent acts and/or omissions of service providers and carriers.
7.2 Suncoast Getaways will not be liable for any accident, injury, delay, property damage or personal loss to you or those travelling with you in connection with any accommodation, transportation or other travel service resulting directly or indirectly from any occurrences or conditions beyond its control, including but not limited to acts of terrorism, act of God, defects in vehicles, war, strikes, theft, delay, cancellation, civil disorder, disaster, Government regulations or changes in itinerary or schedule.
7.2. The guest must use the property in a safe way at all times. If it is deemed that the guest is not using the property in a safe way, Suncoast Getaways may terminate your booking and all monies paid will be forfeited.
7.3 Use of any equipment supplied or available at the property is at the guests own risk. It is the guests responsibility to check all equipment before use. If the guest is not satisfied with the condition of the equipment or has any safety concerns whatsoever, the guest should not use the items.
7.4 NBN Internet and Wi-Fi are included, as is one Netflix and Stan connection through the Telstra TV. Wi-Fi is provided for private domestic use only (internet browsing) and is not designed to download large files or be used for commercial purposes. Illegal and offensive downloads are prohibited. The Internet speed and signal is not guaranteed and will slow with excessive use. Should the Wi-Fi and/or online TV streaming become unavailable for any reason during your stay, Suncoast Getaways is not obliged to offer any refund or compensation.
7.5 Air Conditioners, Swimming Pools and electrical appliances are subject to break down and sometimes, delayed repairs. Please report any breakdown as soon as you can. Whilst every effort will be made to repair these items as quickly as possible, no guarantee of their availability or serviceability for the duration of a stay is given. In the event of faults and/or malfunctions of appliances or inclusions, there is no obligation from the owner to compensate or discount the guest. Suncoast Getaways accepts no responsibility for any inconvenience with machinery breakdown however we will do over very best to repair or replace the item.
7.6 Whilst care is taken to ensure that the description of facilities and services at the property is accurate, these are continually being changed, upgraded, and on occasion taken out of service. If any feature/facility is essential for the guest in choosing a particular property, it is advisable that the guest checks this prior to confirming the reservation. Suncoast Getaways will not be held liable for omissions or errors, whether temporary or permanent, in regards a property’s facilities and services.
7.7 Photographs shown are an accurate representation of the property at the time the photograph was taken and are subject to change and fair wear and tear. Neither Suncoast Getaways nor the property owners of the property accept responsibility for personal perceptions.
7.8. Refunds are not offered if the guest is unsatisfied with any aspect of their accommodation (including before, during, or after check out). All complaints must be submitted in writing to Suncoast Getaways.
7.9 The guest agrees that Suncoast Getaways we are not required to issue the guest with a tax invoice.
